PLANT SCOPE, NOT FLOOR AREA

What a plant estimate carries that a building takeoff does not.

A commercial building estimate can be organized by floor and finish. A plant estimate has to follow the process package: the line, the circuit and the equipment tag, and where each of those stops.

How is a plant estimate different from a commercial building estimate?

A building takeoff often starts with area, partitions and a finish schedule. A plant bid starts with battery limits. The same site can need a building shell and a process installation, and those are different quantities. Square footage of the shell does not price the piping specification, the conductor count, or the grout and the utility drop at a machine.

Industrial Estimating Services prepares the plant side of that split for US projects: process piping, power and controls, tagged equipment, and the steel and concrete that support them. A warehouse shell stays a building package unless a process scope is added on purpose.

Which drawing answers which quantity?

DocumentUse it forDo not treat it as
P&ID or single-lineLine or circuit identity, service, and what connects to whatA measured length
Isometric, layout, or cable scheduleCentreline route, tray route, or conductor runA purchase cut list, unless that rule is agreed
Equipment list and vendor scopeTag, supply boundary, and the connection the contractor still ownsProof that foundations and wiring are included
Foundation sectionVolume, form-contact area, reinforcement, embedsA single “pad” lump with those items assumed inside it

The drawing-readiness guide lists the same test in more detail. If the sheet that carries the dimension is missing, the quantity is an allowance and the spreadsheet should say so.

What does a piping line item look like?

The published example uses three centreline segments: 12 ft, 8 ft and 10 ft. Added together they are 30 ft. That 30 ft is one route quantity. It is not a bill of fittings, not a weld count, and not the length to order until takeouts and stock lengths are applied under a stated rule. Changing the 8 ft segment to 14 ft moves the route from 30 ft to 36 ft. The piping takeoff example and the workbook use that dataset.

What does an electrical line item look like?

Measure the route once, then extend conductors. One constructed 60 ft tray with two circuits, four conductors and three conductors, is 60 ft of tray, 240 conductor-feet, and 180 conductor-feet. Counting the tray once per circuit would invent tray. Counting only the tray would miss the wire. Terminations are a third quantity: two ends times seven conductors is 14 ends in that example, which still does not define lugs or tests.

What does an equipment line item look like?

Use the tag as the group. Under the tag, list supply, unloading, setting, grout and the utility that stops at the machine. A constructed grout pad 3 ft by 3 ft by 6 in is 4.5 cubic feet for that tag only. The vendor’s purchase price, if you have one, stays in the supply row. It does not delete the setting row. The equipment checklist is the question list to fill in before those rows are priced.

What file do you actually receive?

The sample you can open today is an editable spreadsheet with the route inputs and a revision formula. A project proposal says whether you will receive a quantity schedule, a priced split of material, labor and equipment, marked drawings, a drawing register, and a written basis of estimate. This site does not require you to own a named takeoff product, and it does not claim that a licensed cost database was used.

What should you send with the enquiry?

Send the current revision, the city and state, the bid deadline, and the package boundary: one trade, or a combined plant package. Say whether you want quantities for your own rates or a priced estimate. Use the bid scope checker if you want that list written out before you request a quote.

Questions about plant scope

Is a cost per square foot enough for a plant bid?

No. Floor area can describe a shell. It does not describe line-class piping, conductor counts, or the installation work around an equipment tag. Those items need their own quantities.

Do I have to send a takeoff-software file?

No. Send the drawings and specifications you are allowed to share. The reviewable sample on this site is an editable spreadsheet, and a proposal says whether marked drawings are included.

Are the sample rows from a client project?

No. The 30 ft piping route, the 60 ft tray example and the pad arithmetic are constructed so a reviewer can follow the units. They are not a bid result.
